Property management for taller buildings over 18 meters. Ensuring you stay compliant with new regulations, but avoid the massive charges and fees.

Meeting your obligations under the Building Safety Act

The Building Safety Act came into force in April 2023 and was designed to improve the design, construction and management of higher-risk buildings (i.e. those over 18 meters or 7 or more storeys).
ALLRES has established a management system, focussed on managing risk around the spread of fire and structural collapse. The system is focussed on the responsibilities of the Accountable Person and the Principal Accountable Person.
As a Director of a resident management company, you may find yourself as an Accountable Person under the Act. The ALLRES management system enables you to manage your responsibilities under the Building Safety Act, including:
Assessing risks (how/what may happen), as per section 83 of the Act.
Managing building safety risks, as per section 84 of the Act.
Keep information and records, as per section 88 of the Act.
Provide information, as per section 89 of the Act.
Cooperate and coordinate with others, as per section 109 of the Act.

Meeting the needs of the Principal Accountable Person

The ALLRES platform enables the Principal Accountable Person to manage their additional responsibilities under the Building Safety Act, including;
Establishing a management system for mandatory reporting.
Maintaining a resident engagement strategy.
Keep information and records, as per section 88 of the Act.
Building a Safety Case and Safety Case report.
Preparing for the Building Assessment Certificate.

Avoid the massive building safety fees and charges

It's easy to feel overwhelmed by all the new duties and responsibilities of the Act. We've already seen several property managers charging residents extortionate fees and charges with little information on what they are actually doing.
We believe that the Act is about making buildings safer, rather than an opportunity for consultants and property mangers to charge high-fees for extra reports and consultancy services.
Our purpose-built management system is a practical, expert-led approach to meeting the requirements of the Act. As your day-to-day property manager, we already manage much of the information and records required by the Act - all coordinated and stored digitally.
We work with experts in fire safety and building regulations to take you step-by-step through assessing and managing your risks. Even better, we use the same skilled and qualified surveyors to carry out any monthly site inspections, at no extra cost as part of our property management service, providing reassurance year-round. We will always try to minimise your service charges.

Getting started with ALLRES begins with a free, no-obligation chat with one of our founders. It's not a sales pitch.
