What should a property manager do?

In short, a property manager should ensure that the development and building is safe, compliant with regulations, and a great environment to live in.
To be a little bit more precise, the property manager manages the obligations of the resident management company, as explained in the lease document. Generally, this will cover:
Setting up and managing a bank account for the development so service charges are safe and secure.
Preparing a service charge budget for development so that the costs of maintaining and repairng the development can be collected.
Calculating and invoicing individual leaseholders for their share of the service charge budget in accordance with the lease.
Collecting the service charges from leaseholders and chasing any arrears.
Setting up planned maintenance programme to ensure all statutory and required maintenance is carried out by qualified suppliers.
Organise for repairs to be carried out when things break or go wrong, using competent professionals.
Managing the buildings insurance and work with insurers to manage risks and keep premiums down.
Dealing with residents queries, including about repairs, maintenance, building safety and service charges.
Preparing forecasts and financial statements, including the annual service charge accounts.

Repairs are managed entirely using the platform - including tracking activity, assignment to contractor and reconciliation of resulting costs incurred.

We provide Directors of the resident management company with a framework that provides structure and the tools to help them manage their fiduciary and statutory duties. This is often overlooked and can have serious implications if the correct processes are not followed, and records maintained.

Long-term protection for your investment

At the start of any engagement, we undertake a thorough site survey to provide a health check of the site and ensure legal compliance. This site survey sets the priorities for the development in the short, medium, and long-term and helps us create and manage a sinking fund for lifecycle projects.
The survey is undertaken by a multi-disciplinary team; each member has many years of experience in their respective fields, including building regulations, mechanical and electrical functions, contract management and fire safety.
