What the Building Safety Act means for directors
The Building Safety Act 2022 introduced a more stringent regime for higher-risk buildings — defined as residential buildings over 18 metres in height or seven storeys, containing at least two residential units. For directors and accountable persons, it creates real legal duties around fire and structural safety, documentation and resident engagement.
All occupied higher-risk buildings must have at least one clearly identifiable Accountable Person, responsible for ensuring fire and structural safety is properly managed throughout the building. One of the central obligations is the maintenance of a 'golden thread' of building information — kept digitally and kept up to date for the entire lifecycle of the building.
These aren't administrative obligations that can be deferred. Failure to meet them carries real regulatory and legal risk — for the building and for individual directors.
