A structured approach to Block management in London

Residential property management

What we do

Structured. Consistent. Transparent.

Founded by people with over 30 years of experience managing some of the UK's most complex property portfolios, ALLRES was built to bring that same discipline to residential property management.

We provide full block and estate management for apartment buildings and estates across London and the wider UK - covering service charges, maintenance, compliance and communication. These are the core areas that determine how well a building runs day to day, and our role is to make sure each one is handled clearly, consistently and with full visibility for directors and residents.

Day-to-day management covers:

Service charge management and financial oversight

Maintenance, repairs and contractor coordination

Compliance and statutory requirements

Resident and director communication

Ongoing building and estate management

Understanding your building

What should a property manager actually be doing?

A property manager is appointed by the directors of the Resident Management Company to manage the building on their behalf - covering maintenance, facilities, compliance and financial management, all funded through service charges paid by residents.

Their job is to deliver those services in an open, transparent and responsive way. Not to act in their own interests, or those of the developer who may have appointed them in the first place.

In practice, that standard isn't always met. The first managing agent at a new development is typically chosen by the developer - and in our experience, that relationship doesn't always put leaseholders and directors first.

Knowing what good property management looks like is the starting point for knowing whether you're getting it.

How We Manage

The ALLRES approach to property management

Financial & Service Charge Management

Clear budgets, accurate reporting and full visibility of service charge expenditure - with real-time access through the platform and experienced managers ensuring control, accuracy and informed decision-making.

Maintenance & Compliance

Repairs, contractor management and statutory requirements handled in a coordinated and consistent way. Work is tracked from instruction through to completion, with clear ownership and no loss of accountability.

ALLRES Platform

A purpose-built platform bringing together financial data, compliance records, maintenance activity and communication in one place — giving directors and residents shared visibility without replacing the people managing the building.

Director, Resident & On-Site Team Experience

Clear communication, defined responsibilities and consistent support across directors, residents and on-site teams — so the building runs smoothly and nothing is left unclear or unresolved.

Transition & Mobilisation

A structured onboarding process that ensures continuity from day one. We review documentation, align priorities and establish clear reporting — so management starts with clarity, not confusion.

Building Safety

The Building Safety Act places significant legal responsibilities on directors and dutyholders. We manage risk documentation, safety case requirements and compliance records through our platform — so obligations are met, evidenced and audit-ready.

Heat Network Management

Communal heating comes with complex contracts, real costs and rising regulation. We scrutinise the heat supply agreement, hold operators to account on performance and efficiency, and work with independent specialists - so directors have the context to make good decisions and residents get reliable, fair-value heat.
